Home Buyers Workshop

Through local partnerships, the Commission helps homebuyers learn how to purchase and maintain a home. Commission-sponsored homebuyer education seminars are the first step in purchasing a home.  They are free and open to the public, include information about the Commission’s first mortgage programs, downpayment assistance, and other loan programs; and may be accepted by other affordable housing loan programs as meeting or exceeding educational requirements.

Home Advantage DPA
Get 3–5% of your loan amount for down payment or closing costs—0% interest, no monthly payments.

🔑 Key Highlights:
• Not just for first-time buyers
• Income limit: $180,000
• Must live in the home
• Repay only if you sell, refi, move, or pay off
• Requires free Homebuyer Ed class

Veterans DPA Program
Up to $10,000 in assistance for eligible veterans—3% interest, no monthly payments.

🔑 Key Highlights:
• For first-time buyers or homes in a Target Area
• Must be an eligible veteran or surviving spouse/child
• Income limits:

  • $147,400 in King/Snohomish
  • $115,900 in all other counties

• Must live in the home
• Requires free Homebuyer Ed class
• Repay only if you sell, refi, move, or pay off

House Key Opportunity DPA
Get up to $15,000 for your down payment—1% interest, no monthly payments.

🔑 Key Highlights:
• For first-time buyers or homes in a Target Area
• Must live in the home
• Needs-based (except for veterans)
• Requires free Homebuyer Ed class
• Repay only if you sell, refi, move, or pay off


Covenant Homeownership Program
Up to 20% of the home price (max $150,000) + closing costs for eligible households with pre-1968 WA roots.

🔑 Key Highlights:
• For those with generational ties to WA before 1968
• Must be part of a group historically affected by housing discrimination
• Can pair with Home Advantage or House Key loans
• Down payment plus closing cost support
